Alfred Herbert (India) Ltd is fundamentally a patient-capital investment company - one of India’s oldest corporate entities, incorporated in 1919, that has traded its factory floor for a portfolio of stocks, bonds, real estate and mutual funds. After its legacy machinery-manufacturing subsidiary ran out of orders and was wound down, the group pivoted entirely to managing financial assets and high-value property, operating as a lean, zero-debt NBFC registered with the Reserve Bank of India. Everything it does flows from a single, recurring discipline: buy quality assets, hold them for the long term, and let dividends, interest, rent and occasional property sales compound - no trading, no leverage, no chasing quarterly numbers.
Business segments
Two engines, one balance sheet - a financial-investment portfolio that quietly compounds, and a real-estate arm that crystallises decades of land ownership into lumpy, one-time gains.
1. Financial investments: the quiet compounder
A concentrated basket of blue-chip Indian equities, tax-free government bonds and liquid debt funds, held for the long haul with no borrowed money.
- Dividends and interest pay the bills - the company earns recurring income from dividends on its quoted equity holdings and interest on bonds and mutual funds, using the effective-interest-rate method for instruments held at amortised cost.
- Equity gains stay off the income statement - the quoted share portfolio is designated as Fair Value Through Other Comprehensive Income, meaning unrealised gains and actual sale profits bypass the profit-and-loss account and accumulate directly in reserves, reflecting a buy-and-hold philosophy rather than a trading book.
- The equity book reads like a Nifty 50 shortlist - as of FY24, holdings included Reliance Industries, HDFC Bank, ICICI Bank, ITC, Hindalco, Grasim, Vedanta, Nestle India, Birla Corporation and Jio Financial Services, all leaders in their sectors.
- Bonds and mutual funds provide the ballast - the fixed-income side holds tax-free NHAI bonds (8.30% to 8.75% coupons) and overnight or low-duration debt mutual funds from HDFC, ICICI Prudential, Axis and Baroda BNP Paribas, giving the portfolio liquidity and predictable accrual.
- No debt, no deposits, no distractions - the company has never accepted public deposits, carries zero borrowings, and has no working-capital credit lines from any bank, so the investment portfolio is entirely unencumbered.
2. Real estate: the value-unlocking engine
A Kolkata commercial property, held for decades and recently redeveloped into a LEED Platinum building, now being sold floor by floor to realise embedded gains.
- The Strand Road flagship is the crown jewel - the company’s own premises at 13/3, Strand Road, Kolkata, was redeveloped into a modern commercial building that received its completion certificate from the Kolkata Municipal Corporation on 30th May, 2024, and earned a Platinum Green Building certification from LEED.
- Built for use, repurposed for sale - the building was originally intended as the company’s own offices, but management later decided to sell select floors to unlock value, with one floor sold during FY25 and definitive agreements signed for two more floors in November 2024 and July 2025.
- A second property was monetised after year-end - the company divested its stake in a Whitefield property via a registered deed of conveyance dated 8th May, 2025, for a total sale consideration of Rs. 485.90 crore, a transaction that materially reshapes the balance sheet.
- Rental income fills the gap between sales - while floors are being sold, the company plans to let out part of the Strand Road building to generate operating income, and the investment property (land and building) carried a net block (book cost) of Rs. 284.26 Lakhs as of March 2024.
Group structure and partners
A parent NBFC with two fully impaired, effectively dormant manufacturing and investment subsidiaries - the group is now, in substance, a single-entity investment office.
- No associates, no joint ventures, no offshore entities - the consolidated financials roll up both subsidiaries, but the group operates entirely within India and has no other corporate relationships.
- A six-person operation - the entire group is run by 6 permanent employees as of March 2025, with key managerial responsibilities handled by a CEO and a combined CFO/Company Secretary.
