- Wembley 24 tower sales - Construction reached the 20th floor, with an MoU to sell 200 flats by March 2027 and 385 of 457 units already booked. At prevailing rates the project is expected to generate ₹800 crore revenue against a ₹260-275 crore cost, making it the dominant earnings driver on the balance sheet.
- Anchaviyo resort expansion - The ₹85 crore expansion to 250 rooms, a 10,000 sq. ft. banquet hall and 28,000 sq. ft. mandap targets March 2026 completion, with a construction loan of ₹57 crore sanctioned. Management expects ₹6.5-8.5 crore annual revenue from a 3-year operational management contract, against current resort revenue of ₹22.5 crore.
- Fertilizer lease-cum-conversion - One of four lease proposals is finalized, with implementation targeted for October 2025 after DOF approvals. The lease aims to make the unit debt-free and revenue-generating, converting a segment that lost ₹3.07 crore in FY26 into a fixed-income stream.
- BHARAT HOUSE redevelopment - The company plans to redevelop its Fort, Mumbai commercial building into 35,000 sq. ft. of RERA saleable carpet area, generating free cash flow of ₹200 crore. This is a pure land monetization play on owned real estate in a prime Mumbai location.
- Vile Parle residential JV - A planned joint venture redevelopment of the promoters' building near Hotel Sahara Star targets 3-4 BHK luxury flats in a Ground +13 tower with potential minimum revenue of ₹175-200 crore. The JV structure limits capital outlay while exposing the company to Mumbai's high-value residential market.
