Elnet Technologies Ltd Growth Catalysts - SOIC x StockScans Report

as of Aug 2026

  1. Lease renewals and rate revisions - Future minimum lease payments receivable under non-cancellable operating leases rose to ₹6,708 lakhs as at March 31, 2025, from ₹4,977 lakhs a year earlier, with all contracts containing market review clauses on renewal. The jump implies either new tenants or higher contracted rates, which should lift the ₹1,840 lakh FY25 lease income base.
  2. ELCOT land deposit - The company holds a ₹1,103 lakh deposit for leasehold land with Electronics Corporation of Tamil Nadu Ltd, and ELCOT's Managing Director chairs Elnet's board. This positions the company to convert the deposit into additional leasable space, its only identified avenue for capacity growth.
  3. FY26 profit acceleration - Profit before income tax for FY26 was ₹2,554 lakh, up from ₹2,290 lakh in FY25, on flat revenue of ₹22.21 crore. The 12% profit growth with no new capex shows operating leverage in the existing park, and the trend is set to continue as lease escalations kick in.
  4. Zero-debt balance sheet - The company has only interest-free short-term borrowings and no interest rate risk, with net debt-to-equity at 2.73 and falling. With capex of just ₹210 lakh in FY26 and FCF of ₹22 crore, the company can self-fund any expansion without diluting returns.
  5. Occupancy recovery - Management expects demand for software and BPO space to remain at current levels, while flagging that large-scale commercial supply could pressure rates and occupancy. Any improvement from here flows straight to the bottom line, given the 66-70% operating margin on lease income.
