Arihant Foundations & Housing Ltd Growth Catalysts - SOIC x StockScans Report
as of Jul 2026
- Group revenue target - Management is aiming for a fivefold increase in revenue over the five years to FY30, off an FY26 base of ₹431.70 Cr that was already up 95% YoY. The target is backed by a ₹11,251 Cr total GDV portfolio (Arihant share ₹6,033 Cr) and an asset-light model with 95% of projects in joint developments.
- Prestige JV - Velachery project - The same Canopy Living LLP has also contracted to acquire a 3.48-acre land parcel in Velachery from Rane Madras Limited, with a development potential of \~7.5 lakh sq ft and an estimated GDV of over ₹1,600 Cr. This adds a second large-scale project under the Prestige alliance, with Arihant's ₹800 Cr share further expanding the near-term launch pipeline.
- Mount Road commercial acquisition - Arihant acquired a half-acre land parcel on Mount Road (Anna Salai), adjacent to Hyatt Regency Chennai, for a boutique Grade A commercial office project with an estimated GDV of ₹300 Cr. The site sits in Chennai's prime commercial corridor, where Grade A vacancy is tight and GCC demand is rising.
- CBD land acquisitions - MALAR and MEHEK - Two premium CBD land parcels acquired in November 2025 add a combined GDV of ₹500 Cr: MALAR (Boat Club, 60,000 sq ft office, Arihant share ₹75 Cr) and MEHEK (Kilpauk, 1,00,000 sq ft luxury residential, Arihant share ₹250 Cr). Both are in established micro-markets where new supply is constrained, supporting faster absorption and premium pricing.
- Pre-leasing momentum in commercial - The company pre-leased 80,000 sq ft at its Guindy commercial project before launch, and the commercial portfolio now spans 10.73 lakh sq ft of Grade A space across 7 ongoing projects with an Arihant GDV share of ₹940 Cr. Early leasing de-risks construction starts and signals occupier demand in a market where Chennai net office leasing surged 187% YoY in 2025.
- Senior housing pipeline - Arihant's two flagship senior living projects, SWARANG (ECR) and SHUBAM (GST), together represent 10.79 lakh sq ft and an Arihant GDV share of ₹287 Cr. With a first-mover position in Chennai's senior housing since 2014 and the segment growing at \~7.78% CAGR nationally, these projects address an underserved, demographically driven demand pool.
- Redevelopment policy tailwind - The Tamil Nadu Apartment Ownership Act (2023) reduced consent requirements for redevelopment to 75% from 100% and increased permissible FSI by up to 4x. Management has stated an intent to pioneer redevelopment in Chennai, and the regulatory shift unlocks a large addressable market of aging housing stock in prime city locations.
- Capital raise for project pipeline - A preferential issue of equity shares and convertible warrants aggregating up to ₹108.60 Cr was approved, with ₹45.61 Cr earmarked for acquisition and development of new real estate projects. Warrant conversions in May 2026 have already increased paid-up capital, providing equity funding to advance the expanded project pipeline without further leveraging the balance sheet.
