- Pre-sales guidance: The company remains confident in achieving its ₹2,200 crore pre-sales target, driven by a heavy second half with major launches like Ashiana OMA and the final phase of Ashiana Aroh. Softer Q1 bookings were primarily due to depleted inventory in Bhiwadi and timing gaps in Jaipur.
- Senior living focus: Ashiana aims to grow senior living from 20–25% to 50–60% of its overall business over 3 to 5 years, targeting pre-sales of ₹1,500 crore plus by FY30. The firm currently has 4 operational projects, 5 planned launches across Mumbai-Pune, Chennai, and Bangalore, and is scouting for 5 to 6 additional projects.
- Revenue and deliveries: Full-year revenue is expected to approach nearly ₹2,000 crore, supported by a healthy delivery pipeline despite a soft Q1. Minor delivery shifts in Amara Phase 1 and Anmol Phase 3 were caused by occupancy certificate delays rather than construction issues and will have little impact on full-year figures.
- Execution and margins: Labor and material constraints eased after Q1, and despite annual inflation rising to an estimated 8–10%, margins are expected to expand year-on-year through FY28. This margin improvement is supported by stable, less-cyclical senior living operations and favorable pricing on delivered land inventory.
