- GCC demand and growth: Around 100 first-time GCCs enter India annually, with GCCs projected to add 160 to 180 million square feet over the next 3 to 4 years, half of which will be absorbed by flexible workspaces. The overall flex industry is expected to reach 150 million square feet, or roughly $10 billion, by 2030.
- Ancillary service platform: Awfis is expanding organic offerings across workplace needs, including its furniture brand Frame, Awfis Cafe, IT solutions via Awfis Tech Labs, and transportation via Ecos Mobility. Management confirmed there are currently no plans for inorganic acquisitions.
- High ROCE drivers: The company's 66% ROCE is sustained by its asset-light Managed Aggregation model, comprising 62% of the portfolio, where landlords fund 70% to 80% of capital expenditure. Return ratios are projected to remain high and could approach 70% as occupancy increases across its pipeline.
- Tier 2 expansion: Awfis operates in 18 cities and is evaluating entries into Vijayawada and Visakhapatnam, focusing primarily on Tier 2 markets where compliant infrastructure is readily available compared to Tier 3 locations.
