Brigade Enterprises is a real-estate company that builds, owns and operates properties across the full chain - homes, offices, retail and hotels - with its roots and deepest presence in South India. It began in 1986 when founder M.R. Jaishankar put up a single 14-storey commercial tower in Bengaluru, then the tallest private building in the city, and over nearly four decades has delivered more than 300 buildings and over 100 million square feet across India. The recurring approach is to develop landmark projects, hold the best commercial assets for steady rental income, and sell residential and smaller commercial properties to fund the next cycle - a model that turns one-time sales into a base of annuity earnings.
Business segments
Four engines at different stages - a residential-for-sale cash generator, an office-and-retail annuity portfolio, a hospitality owner-operator, and a land-and-partnership pipeline that feeds them all - each built on the cash flows of the one before.
1. Real Estate: where the group's cash comes from
The company develops and sells premium homes and select commercial spaces, generating the bulk of its revenue through pre-sales and project completions.
- Pre-sold, not just built - new launches contributed 43% of full-year pre-sales in FY26, with the remaining 57% coming from ongoing sales in already-launched projects, so cash starts flowing before construction finishes.
- Priced at the top of the micro-market - the company positions itself at the higher end in the submarkets where it operates, sets full price at launch, and then raises prices by 7%-9% annually, which is how it captures value as a project matures.
- Land acquired without draining cash - when land prices are high, the company uses joint ventures or joint development agreements (JDAs) with landowners rather than outright purchases, treating the landowner as a customer and recognising revenue at the fair value of the construction service rendered.
- A pipeline measured in square feet, not just acres - as of March 2026 the land bank stood at 551 acres across six cities with a total developable area of 57 million sq ft (Brigade's share: 43 million sq ft), of which 75% is earmarked for residential development.
- Design as a differentiator - the company collaborates with international architects like Ricardo Bofill and NBBJ and runs design competitions to tap the best talent, which supports its ability to command premium pricing.
2. Leasing: the annuity engine that compounds
The company owns and leases Grade A office buildings and retail malls to marquee tenants, collecting rent that grows with built-in escalations.
- Occupied by global capability centres - GCCs (the captive offshore units of multinationals) make up 58% of the leased office portfolio, with traditional IT/ITES at 26%, giving the tenant base a blue-chip character.
- Large tenants, long commitments - anchor tenants taking more than 100,000 sq ft each account for 65% of the office portfolio, with an average size of roughly 300,000 sq ft per tenant, which reduces churn and vacancy risk.
- Rent that steps up on schedule - office lease escalation terms are generally 15% once every three years, and in some cases 5% every year, so rental income grows even without new leasing.
- Malls that outperform their catchment - Orion Mall at Brigade Gateway ranks among the top five malls in the country by trading density, and over a quarter of its brands are the best-performing stores in South India on the same measure.
- Debt tied to the assets that service it - 88% of total debt sits in the commercial leasing segment and is backed by lease rentals, so the residential business carries zero debt across the group.
3. Hospitality: the brand-builder with a real-estate core
The company owns the hotels and clubs but hands operations to global brands, earning returns from property value and operating performance together.
- Owner, not operator - the business is asset-heavy at the ownership level but relies on professional third-party management by brands like Marriott, Accor and IHG, while Brigade monitors performance and optimises costs.
- South India's second-largest private hotel owner - among private hotel asset owners with more than 500 rooms nationwide, the company ranks second in chain-affiliated hotels and rooms in South India, with nine operating hotels and 1,604 keys as of March 2025.
- Built where demand already exists - hotel sites are chosen in demand-led micromarkets near commercial hubs, IT corridors and premium residential catchments, so occupancy is anchored by corporate and MICE (meetings and events) travel.
- A separate listed vehicle - the hospitality subsidiary, Brigade Hotel Ventures Limited, completed its own IPO in July 2025, diluting Brigade's stake from 95% to 74% and creating a standalone currency for the hotel portfolio.
4. Land and partnerships: the pipeline that feeds the engines
The company assembles land and brings in capital partners to seed projects years ahead, turning raw sites into development-ready inventory.
- Bought, partnered, or auctioned - land is added through outright purchases, joint development agreements with landowners, and government auctions, with recent acquisitions spanning Bengaluru, Chennai and Hyderabad.
- A 39-acre township stitched together - an 8.63-acre JDA in Gunjur, East Bengaluru, enabled the assembly of a larger 39-acre integrated residential township in the Whitefield-Sarjapur corridor, combining outright purchase and joint development deals.
- Institutional capital de-risks the big bets - a 50:50 joint venture with Bain Capital was formed in April 2026 to develop a roughly 2 million sq ft mixed-use project in Whitefield with a total investment of approximately ₹2,200 crore, bringing equity alongside Brigade's development expertise.
- Senior living through specialist partners - the company partners with Primus Senior Living to launch three senior living communities with a combined portfolio of around 600-plus units, two of which are integrated within larger township developments.
Group structure and partners
Brigade operates through a network of subsidiaries and joint ventures, with a long-standing institutional partnership and a separate listed entity for its hotels.
- Marquee investor GIC (Government of Singapore Investment Corporation) has been a partner since 2014, when it invested ₹1,500 crore as private equity funding into the group.
- The hospitality business is held through Brigade Hotel Ventures Limited, which completed its IPO in July 2025 and in which Brigade retained a 74% stake post-listing.
- The Bain Capital joint venture was structured through subscription to securities of Vibrancy Real Estates Private Limited, which ceased to be a subsidiary and became a joint venture effective April 29, 2026.
- Other key subsidiaries include Brigade Hospitality Services Limited (clubs and convention centres), BCV Real Estates Private Limited (68.75% stake), and AMG Info Park Private Limited, acquired as a wholly owned subsidiary in September 2025.
- The Brigade Foundation, a not-for-profit trust, runs three schools and is building three hospitals, while the Indian Music Experience Museum operates as a 50,000 sq ft interactive museum supported through a separate non-profit trust.
