Brigade Enterprises Ltd Growth Catalysts - SOIC x StockScans Report

as of Aug 2026

  1. Residential launch pipeline - Brigade has 1.24 crore sq ft of residential launches with ₹13,400 cr GDV lined up across Q2 FY27-Q1 FY28, including Neopolis 2 in Hyderabad and Misty Green in Mysuru. FY27 presales guidance is ₹9,000 cr, up from ₹7,424 cr in FY26, and launches are the direct driver of that growth.
  2. Commercial office build-out - Brigade launched 0.4 crore sq ft of commercial space in Q1 FY27 across Bengaluru and Hyderabad, all held for leasing, with \~1 crore sq ft to launch over FY27-FY28. Leasing revenue is guided to grow at \~20% CAGR to FY31-32, and the pipeline should roughly double the current 0.8 crore sq ft operating portfolio.
  3. Land acquisition engine - In the last 9 months of FY26, business development added ₹16,000 cr GDV across 1.4 crore sq ft, with 54% in Bengaluru and 30% in Hyderabad. These projects should enter the launch pipeline over the next 4-6 quarters, sustaining presales momentum beyond the current year.
  4. WTC Bengaluru lease-up - The 0.11 crore sq ft building is \~50% leased with \~375,000 sq ft remaining, and management expects to close leasing in 3-4 quarters at 10-15% higher mark-to-market rents. Each 100,000 sq ft leased adds roughly ₹8-10 cr of annual rental income at the portfolio's \~80% EBITDA margin.
  5. Hospitality expansion - BHVL is building 1,700 keys across 9 hotels, targeting 3,300 keys by FY31, with Courtyard by Marriott Chennai WTC launching in FY27. Q1 FY27 profit jumped 140% to ₹17 cr on 9% RevPAR growth, and the rebranded Courtyard Kochi expects a 15-20% ADR uplift.
  6. Bain Capital JV - The 50:50 JV with Bain Capital to develop a ₹2,200 cr mixed-use project in Whitefield was completed in April 2026, with \~0.2 crore sq ft of Grade A office and a five-star hotel planned. This brings external capital into a large commercial project and opens the door to more such partnerships.
  7. BuzzWorks managed offices - The managed office brand has 6,200 desks operating and plans to add 3,500 more over the next 7 months, with 100% YoY desk capacity growth. New centres in Chennai, Hyderabad and Bengaluru tap into the GCC leasing boom that already drives 58% of Brigade's commercial leasing.
  8. Brigade Twin Towers sell-down - Brigade plans to sell the entire project except \~100,000 sq ft of common amenities and exit in the coming fiscal year, with \~46-50% already sold. Recent leases to MANN+HUMMEL and Labcorp add momentum, and the sale converts a large commercial asset into cash.
