- Pre-sales and launches: Embassy has guided for ₹8,000 crore in total pre-sales this fiscal, supported by ₹9,000 crore in launches year-to-date and an additional ₹10,000 crore GDV pipeline across 6 to 7 launches in Q3 and Q4. The newly launched Embassy Origins project has a GDV of ₹4,500 crore and is expected to contribute ₹1,500 to ₹2,000 crore to own-development pre-sales.
- Revenue and collections: Because revenue is recognized on completion, significant P&L realization will take three to four years, with approximately ₹1,000 crore expected to hit revenue next fiscal. Management is prioritizing cash flows, targeting 50%-plus cash flow margins and ₹3,000 crore in collections for the year.
- Debt refinancing roadmap: Net debt-to-equity is at 0.35x against a ceiling of 0.5x, with plans to refinance the debt stack over the next 12 to 18 months. This refinancing strategy is targeted to reduce the cost of debt by at least 2% as project surpluses and collections reduce absolute leverage.
- Mumbai market strategy: Embassy Citadel in Worli has been intentionally priced at a discount to build traction, targeting ₹1,000 to ₹1,500 crore in annual sales over the next five to six years. The company also expects to make a major announcement regarding its ultra-luxury Juhu project within 7 to 10 days.
