- Debt and profitability: Post-IPO deleveraging will reduce debt by two-thirds, lowering leverage from 7–8x debt-to-EBITDA to ~2.5x with a target ceiling of 3.5–4x. This structure is projected to generate ₹600–650 crore in immediate free cash flow and deliver P&L profitability by Q4 FY27.
- Capacity expansion plans: The company aims to develop its remaining ~30 million sq ft pipeline over the next 4–5 years at a CAPEX of ₹2,000–2,200 per sq ft. Annual additions of 7–8 million sq ft organically and 5–7 million sq ft inorganically are expected to support a ~15% organic CAGR.
- Revenue stream diversification: In-city centers developed in partnership with CWC are projected to contribute nearly 25% of rental income once fully built, while ancillary ecosystem offerings will add 10–12% over 3–5 years. These adjacent lines offer superior margins as they leverage existing land and infrastructure.
- Pricing and market opportunity: Horizon commands a 5–10% rental premium over Grade A peers and intends to maintain price discipline rather than sacrifice rates for occupancy. Growth runway remains large because institutional Grade A parks currently comprise only a low single-digit share of India's overall warehousing footprint.
