- Q1 financial performance: Knowledge Realty Trust posted 15% year-on-year growth in both revenue and income, lifting its quarterly distribution by 5% to Rs 1.70 per unit. Portfolio occupancy improved from 92% to 93% on the back of 1.4 million square feet of leasing, split evenly between new leases and renewals.
- Full-year leasing outlook: After completing 1.4 million square feet in Q1, the trust expects to surpass last year's total of 3.5 million square feet and potentially reach 4 to 5 million square feet. Strong occupier demand spans both Global Capability Centers and front-office spaces across Hyderabad, Bangalore, and Mumbai.
- Rent escalation potential: The portfolio holds a 25% mark-to-market rental upside, with roughly 6% of the portfolio coming up for rental escalation annually alongside tenant churn opportunities. Additional organic expansion is supported by 2.6 million square feet of space currently under development.
- Acquisitions and leverage: Maintaining a low leverage ratio of 18%, the trust plans to pursue inorganic acquisitions over the next 12 to 24 months across six key office markets. Management notes that further reducing borrowing costs is unlikely in the current interest rate cycle, though green bonds are being explored.
