- Pre-sales guidance: Sri Lotus maintained FY27 pre-sales guidance of 1,800 to 2,000 crore, having achieved about 880 crores in the first half. Management expects the remaining quarters to be strong and plans to launch 4 projects this financial year, adding to its existing 8.
- Project launches: Approvals are largely in place for the 4 planned launches, with final approvals for 2 projects expected within 15-20 days; management estimates timelines of about 3 to 3.5 years for these projects. The 3 projects added in the second quarter, with 2,700 to 2,800 crores of GDV potential, are expected to start in the second half of next financial year, as redevelopment requires time for approvals and vacating.
- Development pipeline: The approximately 20,000 crore pipeline comprises about 25 projects, with completion expected over 4 to 4.5 year and visibility through 2031. Timing varies by project and depends on approvals, vacating, project size and construction.
- Collections outlook: Collections are tied to construction progress: typically 5 to 10% at basement level, then another 20-25% or up to 30% by plinth, depending on customer agreements. Management expects collections to be in a good range next year as projects move out of basements; it said about 20% of the 880 pre-sales had already been collected in the first half.
- Project delays: Lotus Monarch requires extensive paperwork and approvals involving 5 parties, including 14 societies, a charitable trust, the charity commissioner and the government. The Ghatkopar project is affected by a court case between members that is before the Supreme Court.
