Modi Rubber Ltd Growth Catalysts - SOIC x StockScans Report
as of Jul 2026
- GGL second float line and wet coater - Gujarat Guardian Ltd, a joint venture, approved a second float line and second wet coater at its Gujarat plant on 27 January 2026, funded entirely from GGL’s internal accruals and borrowings. The expansion adds a new earnings stream from a JV that already contributed ₹30.9 cr to Modi Rubber’s FY25 consolidated profit, without requiring fresh equity from the company.
- Modinagar tyre factory repossession - The company is pursuing repossession of the sealed Modinagar Tyre Factory through a Special Appeal pending before the Allahabad High Court, with intent to restart industrial activities under the BIFR order dated 21 April 2008. Regaining possession would unlock a long-idle industrial asset on leased land, converting a zero-return legal claim into an operating or monetisable unit.
- Real estate monetisation - Modipuram Guest House - The Modipuram Guest House has been put into commercial use after receiving regulatory approvals, as part of a broader push to generate revenue from the company’s real estate holdings. This shifts a previously non-revenue property into an income-producing asset, with the real estate services segment already delivering 65% PBIT margins on ₹4.7 cr of revenue in the latest year.
- Subsidiary pivoted to real estate - The board of wholly owned subsidiary Superior Investment (India) Ltd proposed adding real estate activities to its charter and changing its name, as noted in an EOGM notice. This creates a dedicated corporate vehicle to pursue property monetisation, potentially scaling what is currently a small but high-margin segment.
- JV profit stream stabilising - Consolidated share of net profit from the two main JVs was ₹19.5 cr for FY26, following ₹30.9 cr in FY25, based on audited or reviewed financials. The recurring JV income stream - even at the lower FY26 run-rate - covers a material portion of the holding company’s overheads and provides a base earnings floor while other catalysts develop.
