Oberoi Realty Ltd Growth Catalysts - SOIC x StockScans Report

as of Aug 2026

  1. Three Sixty North launch - Phase 1 of the Gurugram project (14.8 acres, 0.14 crore sq ft carpet area) opened bookings June 29, 2026 and grossed ₹8,109 crore by July 5, with all units allocated and financial closure complete. That single phase is roughly 1.3× FY26 revenue, and management sees NCR plus Mumbai running annual sales at ₹10,000-12,000 crore in FY27-FY28.
  2. RLDA Bandra East - The ₹5,400 crore bid for 19.5 lakh sq ft of railway land at Bandra East was won in February 2026, with \~₹250 crore paid and launch expected within FY27. The sale-model strategy on 11 acres adjoining the Western Express Highway adds a large, well-located MMR project to a pipeline that already sold out its last big launch in days.
  3. Adarsh Nagar Worli - The uber-luxury project at Worli, with ticket sizes of ₹50-60 crore, is targeted for launch in Q3 FY27, with excavation done and IOD expected shortly. At those price points, even a modest number of units would make this one of the highest-value launches in the company's history.
  4. South Mumbai redevelopment cluster - Development agreements signed for Peddar Road (1.40 lakh sq ft free sale), Malabar Hill (two parcels, \~1.19 lakh sq ft combined) and Nepean Sea Road (1.18 lakh sq ft), with Peddar Road launch guided for Q2-Q3 FY27. These four small, high-price projects in Mumbai's most expensive micro-markets can start contributing revenue within the next two quarters.
  5. Aram Nagar-Versova - Development agreement signed March 2026 with MHADA for \~17.18 lakh sq ft of free sale component, with the rehab component to be built first and timing aligned to the Sea Link's late-2028 opening. This is the largest single development potential added in FY26 and gives the company a beachhead in the under-supplied western suburbs.
  6. Sky City Mall ramp-up - Occupancy reached 82% one year after opening, with near-100% expected within the current year; FY26 revenue was ₹193 crore at an 85% EBITDA margin. Each point of occupancy adds high-margin rental income, and the mall is already generating more footfalls than the company's established Goregaon mall.
  7. Commerz III office - Occupancy hit 98% in Q4 FY26, up from 81% a year earlier, lifting FY26 EBITDA to ₹479 crore at a 91% margin. The 38.1 lakh sq ft asset is now near full, and a possible strata sale of the Enigma commercial building in Q3 FY27 could convert a chunk of that value into cash.
  8. Elysian price momentum - Average realisations rose to ₹55,865 per sq ft in Q4 FY26 from ₹44,615 a year earlier, with the project expanded to 28.4 lakh sq ft and Tower D launched. At 84% completion on Tower A, the remaining inventory is being sold at a 25% premium to last year's rates, directly lifting margins on the largest active project.
  9. Hotel openings - The Worli hotel is due by end of FY27, Ritz-Carlton residential this financial year, and Borivali Marriott in early FY28. These add recurring hospitality revenue to a segment that already swung from a 31% loss to a 35% margin over five years, and the Ritz-Carlton is 80-90% through interior work.
  10. Nirmal Lifestyle Mulund - The amalgamation of Nirmal Lifestyle Realty became effective April 14, 2026, and the Mulund project could launch in FY27 if approvals come within 3-4 months, with designs ready. This adds a ready-to-go project in the eastern suburbs where the company already sells Eternia and Enigma at ₹33,000-36,000 per sq ft.
