Robust Hotels is a single-asset luxury play - it owns and operates one five-star hotel, the Hyatt Regency Chennai, on a prime city-centre plot. The company was carved out of Asian Hotels (East) Limited and listed independently in April 2023, backed by a promoter group with over thirty-five years of experience running Hyatt-branded properties and a track record of turning around distressed hotels. Everything it does follows a simple logic: run a premium hotel under a global brand flag, generate cash, and use the balance sheet to make financial investments and backstop the group’s wider hospitality ambitions.
Business segments
Two engines, one operating and one financial - a luxury hotel that generates the cash, and an investment book that deploys it, including into a group effort to acquire another Hyatt.
1. Hyatt Regency Chennai: the company’s only operating engine
A single five-star hotel on Anna Salai earns revenue from rooms, food, banquets and spa services under the Hyatt flag, serving business and leisure travellers in India’s IT and industrial gateway.
- One property, many customer types - the hotel caters to corporate travellers, wedding parties, conference attendees, airline crews on layover, and weekend staycationers, with demand anchored by Chennai’s IT corridors and industrial zones like OMR and Guindy.
- Branded, not independent - it operates under a franchise and management agreement with Hyatt, which provides a global reservation network, differential pricing, and marketing reach that support average room rates, especially from foreign and NRI guests.
- Renovated and running at higher rates - after significant renovations in the first half of FY24, the property reached an average occupancy of 68.01% and an average room rent of ₹7,291 in FY24, with a Net Promoter Score of 74.8.
- Energy costs hedged by wind power - roughly 85% of the hotel’s energy needs are met through a wind-power purchase agreement, and it has replaced diesel boilers with heat pumps, cutting both cost and carbon.
- Geographic and single-asset concentration - all revenue comes from one hotel in Chennai, exposing the business to local competition from upcoming properties like the Taj Ampa (235 keys) and Grand Hyatt-Brigade ECR (250 keys), as well as to the hospitality cycle.
2. Investment division: a portfolio of stakes and group loans
The company holds equity in other hospitality and energy ventures and extends loans to group entities, turning its balance sheet into a second source of returns.
- Strategic equity holdings - its non-current investments include unquoted shares in two renewable-energy firms, Maple Renewable Power and Iris Ecopower Venture, and a stake in Asian Hotels (West) Limited, the owner of the Hyatt Regency Mumbai.
- Part of a larger group play - together with an associate and affiliate, Robust Hotels holds 17.88% of Asian Hotels (West) Limited, which was under corporate insolvency resolution and is being revived by the Saraf Group.
- Lender to the revival effort - it provided an unsecured loan of up to ₹175 Crores to Novak Hotels Private Limited, a group company, to facilitate the acquisition of the Hyatt Regency Mumbai.
- Promoters carry the bulk - the acquisition was largely funded by promoters in their personal capacity, with only ₹55 crore actually drawn from Robust Hotels’ loan commitment.
Group structure and partners
The company is a listed vehicle of the Saraf Group, with no subsidiaries, a single Hyatt franchise agreement, and a promoter family that controls over 65% of the shares.
- The promoter and promoter group - Arun Kumar Saraf, Umesh Saraf, Ratna Saraf, and Saraf Industries Limited - together held 65.63% of the share capital as of June 2026.
- The company’s sole hotel operates under a franchise and management agreement with the Hyatt brand, which supplies the property with domestic and international clientele.
- Its bankers are IDBI Bank and HDFC Bank, and as of August 2024 it carried a long-term credit rating of CRISIL BBB/Stable on total rated bank facilities of ₹170 Crore.
