Ruby Mills Ltd Growth Catalysts - SOIC x StockScans Report

as of Jul 2026

  1. The Ruby tower monetisation with HINES - The Ruby commercial tower holds a renewed Occupancy Certificate and the company has tied up with HINES, described as “one of the large real estate organizations in the world,” to monetise the asset through sale or lease. At 67% occupancy on 0.412 msf and a sizable renewal due in FY27, filling the remaining space and executing the HINES partnership directly lifts the real estate segment’s rental income, which already contributed ₹209.50 million in 1HFY26.
  2. MOA closure with Mindset Estates - A Settlement Agreement executed on 11 December 2025 transferred ownership of certain leased floors to Ruby Mills, closing the MOA with Mindset Estates Private Limited. India Ratings expects this to drive a healthy improvement in revenue scale during 4QFY26 and into FY27, reversing the lease rental decline that followed a key tenant vacancy.
  3. Dadar land parcel development - The company granted development rights to a developer on 12,204 square metres of its freehold land at Dadar. Monetising a prime Mumbai land parcel of this size can deliver a lump-sum or phased inflow that is material against a ₹1,123 crore market cap and a ₹75 crore EBITDA base.
  4. Textile capacity modernisation - Management is evaluating investment in modern Airjet looms, retro-fitting a contamination clearer in a second blowroom line, and automation in the Ring frame and winding department, alongside a new fabric product line. Textiles already delivered record sales in FY24 and contributed ₹1,342.66 million in 1HFY26; debottlenecking and modernising the mills can raise output and margins from the segment that generates the bulk of revenue.
  5. Lease rental discounting loan deployment - A ₹2,500 million lease rental discounting loan was availed in December 2024, of which ₹1,000 million had been disbursed by 31 July 2025, for paying the development partner and upgrading parking and lobby facilities at The Ruby. Completing these upgrades strengthens the asset’s appeal to large corporate tenants, supporting both occupancy and rental rates as the HINES monetisation advances.
  6. Ruby Greentech subsidiaries - Two wholly-owned subsidiaries, Ruby Greentech K and Ruby Greentech T, were incorporated on 18 March 2026 to enter water and effluent treatment, waste-to-energy, and renewable power generation and trading. While still pre-revenue with ₹1 lakh initial capital each, the structure is in place to pursue new revenue streams in sustainability-linked services and energy.
