Royale Manor Hotels & Industries Ltd is fundamentally a single-asset hospitality business: it owns and operates one five-star hotel in Ahmedabad, a property that gave the city its first luxury hotel and has remained the company’s entire revenue engine for over two decades. The company was incorporated in Gujarat in 1991 to build that hotel, and it has since held its ground against national chains by continuously renovating the property, insuring its assets, and maintaining exacting hygiene standards certified under ISO 22000:2005. A generational shift in 2022, when the founder’s son took over as Chairman and Managing Director, left the core approach unchanged: a single owned hotel, a loyal corporate clientele, and a strategy of steady physical upkeep rather than expansion.
Business segments
One engine, one property - a five-star hotel in Ahmedabad that earns its keep from rooms, food, events and spa services, all under a single roof.
1. The Ummed Ahmedabad: a five-star hotel that is the whole business
A 91-room owned property near Ahmedabad airport, serving business and leisure guests with rooms, dining, events and spa - no other revenue stream exists.
- Rooms are the backbone - the hotel sells 91 rooms and suites on a per-night basis, with income recognised day-by-day after check-in; in FY25 it filled 79% of its rooms at an average rate of Rs. 5,682, up from Rs. 5,522 the year before.
- Food and beverage sold at the point of serving - a 24-hour coffee shop and a fine-dining restaurant generate revenue recognised when the meal is served, while the property also hosts weddings, conferences and social events that bring in banquet income.
- Location is the competitive edge - set on four acres of gardens at the International Airport Circle, roughly one kilometre from the terminal and close to government offices and industrial zones, the hotel captures business travel that management says rivals cannot easily match.
- Business travellers drive seven in ten stays - roughly 71% of room demand comes from business activity, with the remaining 29% from leisure, and the company has built a loyal base of corporate customers over two decades that provides a ready, repeat clientele.
- Continuous renovation, not new builds - the company’s recurring philosophy is to refurbish the existing property to meet rising competition rather than add hotels, and it insures the asset against natural and man-made disasters to protect its sole income source.
Group structure and partners
A standalone, promoter-led company with no subsidiaries or joint ventures, funded in part by repeated warrant issues to promoter entities.
- No subsidiaries, no associates - the company operates as a single legal entity with no holdings in any other business, so all its fortunes rise and fall with The Ummed Ahmedabad.
- Promoter entities have deepened their stake - Champawat Investments & Consultants Pvt. Ltd. converted 9.5 lakh warrants into equity in February 2022, and Pioneer Buildcon Pvt. Ltd. did the same with 10 lakh warrants in February 2023, taking a 12.78% shareholding and lifting paid-up capital to Rs. 18.88 crore.
- A long-standing operating agreement with IHCL - the company signed a Hotel Operating Agreement with Indian Hotel Company Limited (the Taj group) in April 2000, later modifying the compensation terms; a dispute subsequently arose over excess reimbursement the company claims it paid and for which it has sought a refund.
